As a Patterson Realtors VIB, you can choose Assistance OR Advocacy, either way WE WANT TO WORK WITH YOU…. Helping you to find your dream home is our goal and we will help you accomplish your goals from start to finish!
As a VIB at Patterson, Realtors your rights and interests WILL BE protected and kept first and foremost at all times. You can inquire by calling 918-749-8374. After a short needs assessment, you will be matched with a full time professional Realtor selected to satisfy your needs and accomplish your goals. Your Patterson Associate will also explain the VIB program in full detail with you!
As a VIB, you have your choice of representation to work with your Realtor as a Single Party Broker or Transaction Broker.
Here are the descriptions of each:
Transaction Broker Services (Assistance)
A Broker who provides services by assisting a party in the transaction.
- To treat all parties with honesty and exercise reasonable skill and care.
- To be available to:
- Receive all written offers and counteroffers,
- Reduce offers or counteroffers to a written form upon request of any party to a transaction, and
- Present timely such written offers and counteroffers.
- To inform the party that they will be expected to pay certain closing costs and the approximate amount of said costs.
- To account for all money and property received by Broker.
- To keep confidential information received confidential. (Title 59, O.S. Section 858 – 357)
- Disclose information pertaining to the Residential Property Condition Disclosure Act.
- Comply with the Oklahoma Real Estate License Code and all applicable statutes and rules.
Single Party Broker Services (Advocacy)
Duties and responsibilities in addition to those of a Transaction Broker.
- To keep the party informed regarding the transaction.
- To perform all brokerage activities for the benefit of the party.
- To obey the specific directions of the party that are not contrary to applicable statutes and rules or contrary to the law or the terms of the contract.
- Enter into a written brokerage agreement.
- The party for whom the Single Party Broker is performing services may be vicariously liable for the actions and words of the Broker.
Difference in the Role of Transaction Broker vs. Single Party Broker
- A Transaction Broker does not provide services for the benefit of a party, but assists in the transaction.
- To perform all brokerage activities for the benefit of the party. A Single Party Broker is an advocate and performs all brokerage activities for the benefit of the party.To obey the specific directions of the party that are not contrary to applicable statutes and rules or contrary to the law or the terms of the contract.
- A Single Party Broker obeys the specific directions of the party that are not contrary to law or the contract between parties.
- A party for whom a Transaction Broker is performing services is not vicariously liable for the acts or omissions of the Broker.
