Patterson, Realtors' Homefinding Services

Patterson, Realtors performs the following services to facilitate locating, coordinating, negotiating the contract, and assisting in closing a property in the Tulsa Metropolitan and surrounding areas:


Property Sourcing

Locate and show properties; identify strengths and weaknesses; compile and analyze property values in a requested area; search available properties in a requested area, including "For Sale by Owners" and new construction.


Home Market Analysis

Patterson, Realtors will use its best efforts to thoroughly analyze market factors and identify a realistic value for the property of your choice, utilizing the following criteria:


    Market Value Analysis

  • Furnish comparable sales information for the area, including sales prices, sales dates, square footage, amenities and type of financing (including Seller concessions) to indicate probable value.

  • Competition Analysis

  • Identify competing properties in an area, including asking price, square footage, and other features to allow comparison of the offered price.

  • Marketability Analysis

  • Identify the most marketable features and limiting factors of the property.

Mortgage Services

Mortgage Consultation / Pre-Approval


A Patterson Associate will assist you in identifying prospective mortgage sources and help in analyzing your financing options. Additionally, we will assist you with pre-approval for a mortgage in order to reduce uncertainty and improve your negotiating position.


Estimate of 'Cost to Purchase'

Provide a 'Cost to Buyer' or 'Good Faith Estimate' (from Lender) reflecting the estimated costs you may expect to invest in the purchase and closing of your property.


Contract Preparation & Negotiation

Your Patterson Associate will advise you regarding offers on properties; submit offers and counter offers in a timely manner; explain and promote your position to the Seller or Seller's Broker; follow-up in a timely, professional manner; review counter offers; and deliver executed contracts to appropriate parties.


Home Warranty Plans

Your Patterson Associate will inform you of the availability of a one-year Home Warranty Plan for the property covering major property components which could reduce the cost of a major repair expense, and also assist in negotiating the payment for such plan.


Closing Coordination

Your Patterson Associate will submit contracts to all parties involved, follow-up on aspects of the sale, and assist in arranging inspections (i.e., insurance, fixtures and equipment, structural, wood infestation, lender requirements, etc.); coordinate the closing with the Seller, other Realtors®, Lenders and closing companies; arrange a final walk-through inspection; supply information and help obtain estimates as requested; review the closing statement; furnish updates on all aspects othe closing process; and attend the closing.
